Begin with the journeys, not the pin on the map
List where employees, clients, suppliers and visiting colleagues travel from. Look at the actual routes and travel times that matter to your operating day, rather than assuming that a broad district name guarantees convenient access.
If your team is spread across the city, compare a few realistic office addresses. A specific building’s access and entry conditions can matter as much as the neighbourhood.
Compare like with like
- Team commute origins and expected in-office pattern
- Client and partner access, including visitor arrival
- Required area, growth plans and preferred office format
- Building access, parking needs and operating hours
- Total occupancy cost and the lease terms attached to each option
Treat each market as a set of micro-locations
Central Bangalore includes distinct streets, buildings and access conditions. North Bangalore is also varied. Compare the candidate addresses one by one and record what is known, what needs a site visit and what requires confirmation from the owner or building manager.
Avoid relying on broad claims that one side of the city is always faster, less expensive or better for talent. Those conclusions depend on the team, the route, the building and the time of travel.
A useful viewing shortlist
For each shortlisted property, note the door-to-door journey for representative team members, visitor access, building services, usable layout, parking or transit needs and any fit-out work. Ask the same questions at every viewing so the comparison stays fair.
